Why Planned Maintenance Matters

Why reactive repairs always cost more

Most commercial roof failures do not happen suddenly. Membrane blistering, blocked drainage, sealant breakdown and minor seam failures develop over months before they cause a visible leak. By the time water is getting in, the repair is rarely limited to the roof itself: insulation becomes saturated, internal finishes are damaged, stock or equipment below is at risk, and the business disruption compounds the cost well beyond the roof work.

Most commercial roofing warranties require documented maintenance records to remain valid. Insurers also increasingly require evidence of regular inspections before paying storm damage claims. A maintenance plan addresses both, and the cost is a fraction of a reactive emergency call out.

How Often Does a Commercial Roof Need Inspecting?

Inspection frequency for warehouses and industrial buildings

The industry standard minimum is twice a year, once in spring to assess winter damage and once in autumn to prepare for the cold season.

Buildings that need closer monitoring include:

Warehouses storing high value stock or equipment

Buildings with rooftop HVAC or industrial plant equipment

Roofs with a history of leaks or repeated repairs

Older roofs nearing the end of their expected lifespan

Properties exposed to severe weather or coastal conditions

Once a roof has demonstrated problems, quarterly inspection helps catch new issues immediately rather than allowing them to worsen between less frequent checks.

Post-storm inspections should be arranged after any severe weather event, regardless of your scheduled visit frequency. Leaving storm damage unaddressed between annual or biannual visits is the most common cause of claims being reduced or denied.

What's Included in a Maintenance Visit

What we check during every inspection

Every inspection visit covers the full roof surface and associated systems and produces a written condition report with photographic records.

1

Roof membrane and surface

Checking for blistering, cracking, punctures and any areas of surface deterioration on TPO, EPDM and metal roofing systems.

2

Drainage and gutters

Clearing and checking gutters, downspouts and flat roof drainage outlets. Blocked drainage is one of the most common causes of ponding water and membrane failure on flat industrial roofs.

3

Flashings and sealant

Inspecting flashings around vents, rooflights and upstands, and checking sealant integrity at all junctions and penetrations.

4

Structural checks

Looking for signs of sagging, deflection or movement in the roof structure that could indicate a more serious underlying issue.

5

Solar panel systems

Where solar panels have been installed as part of a combined project, we check mounting integrity and visible panel condition alongside the roofing inspection.

6

Written report

Every visit produces a documented condition report with photographs, prioritised findings and recommended actions. This report forms part of your maintenance record for warranty and insurance purposes.

24/7 Emergency Roof Repairs

Emergency response is available around the clock for active leaks, storm damage or any situation where the roof is failing and your operations or building contents are at risk.

If you are on a maintenance plan with us, your building is already on record, which means faster response and no time spent explaining the system from scratch during an emergency.

For businesses not yet on a plan, we still respond to emergency calls. Getting a maintenance plan in place afterwards reduces the likelihood of the same situation recurring.

Is Your Roof Covered?

Signs your roof needs attention now

Even without a maintenance plan in place, these are the warning signs that warrant an inspection rather than waiting:

Water stains on internal ceilings or walls

Visible pooling water on the roof surface after rainfall

Gutters overflowing or pulling away from the building

Blistering or bubbling on flat roof membrane sections

Rising energy bills without an obvious cause

A roof that has not been inspected in the last 12 months

Our EPC calculator is a useful starting point if rising energy bills are a concern. Roof insulation failure is one of the most direct causes of poor thermal performance in warehouse and industrial buildings.
